Wohnungsgesuch/Apartment wanted

Die ideale Wohnung für mich ist in einem Gebäude, welches maximal 4 Stockwerke hat und nicht mehr als 24 Wohnungen. Am liebsten würde ich im obersten Stockwerk eines Einfamilienhauses oder eines kleinen Miethauses, am besten noch in einer Eckwohnung, mit Garten, am Stadtrand im Grünen wohnen. Wichtig sind mir ein Lift, ein Parkplatz (im besten Fall ein Garagenparkplatz), die Ausrichtung der Wohnung nach Osten oder Südosten, 2 Zimmer (Wohn- und Schlafzimmer) oder ein großer Raum, mindestens 30 Quadratmeter, eine gute Anbindung an die öffentlichen Verkehrsmittel und im besten Fall kann man zu Fuß zur Arbeit in die JKU gehen. Es ist mir wichtig, dass diese Wohnung komplett renoviert oder neu ist und ein ruhiges und seriöses Ambiente vorherrscht. Sowohl was die Nachbarn, als auch die Umgebung der Wohnung betrifft.

Da ich Möbel habe wäre es besser, wenn diese Wohnung maximal teilmöbliert ist.

Derzeit lebe ich in Linz-Urfahr und möchte in diesem Stadtteil bleiben.

Aktuell kann ich bis zu 600,- Euro (Kaltmiete inkl. Betriebskosten) bezahlen.

Gerne bin ich für Angebote, die zu dieser Vorstellung passen, offen. Ein Umzug meinerseits wäre spätestens Anfang nächsten Jahres, bis zum Frühjahr, von Vorteil.

The ideal apartment for me would be in a building with no more than four floors and a maximum of 24 units. Ideally, I would like to live on the top floor of a small apartment building or a detached house—preferably a corner unit with a garden—located in a green area on the outskirts of the city. Key requirements for me include an elevator, a parking space (ideally a garage spot), an east or southeast-facing orientation, and either two rooms (living room and bedroom) or one large room of at least 30 square meters. Good public transport connections are essential, and ideally, I would be able to walk to work at the JKU. It is important to me that the apartment is either brand new or fully renovated and situated in a quiet, respectable environment—both in terms of the neighbors and the surrounding area.

Since I already own furniture, I would prefer the apartment to be only partially furnished at most.

I currently live in Linz-Urfahr and would like to remain in this district.

My current budget allows for a monthly payment of up to €600 (base rent plus operating costs).

I am open to offers that match these criteria. Ideally, I would like to move sometime between the beginning of next year and the spring.
